Water rights brokerage

Utah water rights, bought, sold, and moved

A subdivision in Utah does not get approved without water. We broker water rights and irrigation-company shares for landowners who have them and developers who need them.

Selling water

Unused rights and irrigation shares have value on their own. We find the buyer, price the water for its basin, priority, and use, and handle the paperwork to the Division of Water Rights.

Buying water

Developers who need acre-feet to dedicate to a city or a water company. We know who holds water in Utah County and Wasatch County and what it has traded for.

Change applications

Moving water from a field to a subdivision means a change application: new point of diversion, place of use, and nature of use. We run that process with Utah water counsel when the deal needs it.

What we have done

Brokered more than 390 acre-feet of water rights to a master-planned community in Eagle Mountain, delivered in annual closings since 2024, with each year's water re-deeded to the city. Planned and sourced the water for a 37-lot subdivision in Heber: indoor water from converted Central Utah Project shares and outdoor water from irrigation-company shares.

Water brokerage is done through WHS Realty, Josh's water brokerage. Fees are a small percentage of the sale, usually paid by the seller.

What water is worth

It depends on the basin, the priority date, whether it is already approved for municipal use, and how badly the buyer needs it this year. Converted municipal water near a growing city is worth the most; an unconverted agricultural right with a protest risk is worth less. Call with the water right number and we will tell you what we think it is worth and whether there is a buyer.
