- Letter of intent. Lot count, price per lot, takedown schedule, deposits, and what finished-lot condition means for that project.
- Agreement of sale. Phased takedowns keyed off the first closing, a development deposit that applies to the last takedown, and lot-by-lot closings as you need them.
- Delivery. Improvements built to the approved plans and inspected by the county and the districts. Final acceptance, as-builts, and warranty bonds in place before you close.
- After closing. We stay on the project: warranty items, county sign-offs, and the irrigation and HOA details that follow a plat.
Most recently: 37 one-acre lots in Heber placed under contract with a national homebuilder in four takedowns. Before that, about 20 lots to one local builder in Eagle Mountain and Cedar Fort, and a townhome entitlement in St. George sold at final plat.
