What we buy

  • Raw or farmed ground, usually 3 to 40 acres
  • Utah County, Wasatch County, and nearby counties
  • Residential zoning, or a realistic path to it
  • Road frontage, with sewer or culinary water within reach

What you get

  • A number within days, with the reasons behind it
  • No financing contingency
  • We pay for the studies and approvals. You keep farming until closing.
  • If it is not a fit, we say so and tell you who it might fit

How it works

  1. 1. The call. Are you interested in selling? What do you want out of it?
  2. 2. The number. Zoning, utilities, water, access, and what builders pay for lots nearby. You get the answer either way.
  3. 3. The contract. Price set at signing. A due-diligence period long enough to get the subdivision approved, then a quick close.
  4. 4. The approvals. We carry the engineering, studies, and city or county process, at our cost.
  5. 5. Closing. We close at the agreed price after approval.

Before you sell land in Utah

Greenbelt rollback tax

Land assessed under Utah's Farmland Assessment Act owes up to five years of back taxes when it leaves agricultural use. It is a real closing cost and belongs in the price conversation.

Water rights and shares

Rights and irrigation-company shares that come with the land have value of their own and are priced separately. Land with its water is worth more to us than land without.

Heirs and trusts

Many parcels we buy are held in family trusts or by several heirs. We work with all of the owners and the title company so the sale closes cleanly.
